WATER MANAGEMENT

- Downspouts should extend at least 3 to 6 feet away from the house. Splash pads (rectangular concrete or plastic pads) below short downspouts are not recommended, over time they will settle back towards the house. - The grading (angle of the ground) around your home should slope away and not be flat or slope towards your home. - Sump Pumps on average will last approximately 10 years. A battery backup is recommended to ensure that it remains operative during power outages. Replacing a sump pump proactively versus waiting for failure is highly recommended. - PRO TIP- During a home inspection one of the largest items I focus on is how your house sheds and deals with water. Your roof acts as a giant umbrella that sheds a high volume through gutters and downspouts. Once this water hits the ground it needs to flow away from your home as quick as possible to avoid damage to your home.
